Step 2
Mortgage Pre-Approval
Know your true budget. Focus on the monthly number — mortgage, taxes, and HOA fees — and make the largest down payment you can.
Step 3
Select Homes to View
We'll narrow it down together and tour up to 6 homes at a time — any more and it's hard to distinguish between them.
Step 4
Write an Offer
We'll research comparables, prepare the offer, and advise on how to win — including in multiple-offer situations.
Step 5
Negotiate
The seller can accept, reject, or counter. We skillfully negotiate the best price and terms on your behalf.
Step 6
Due Diligence
Financing approval and home inspection. A few hundred dollars on inspection can save you thousands in surprises.
Step 7
Clear to Close
You'll receive the closing disclosure with final numbers, wire funds to title, and sign. Keys change hands — you're a homeowner!
Step 8
Before You Move In
Update your mailing address, transfer utilities, and set aside funds for moving, repairs, and new furniture.
Step 9
Moving Day
