Volusia County Housing & Rental Market: What the Numbers Say in October 2026
The short answer
Volusia County's housing market is balanced to cool heading into fall 2026. Homes are taking roughly 69 to 79 days to sell, most close slightly below asking price, and prices are essentially flat: asking prices are down about 4% from a year ago while closed prices are up about 3%. Median rent sits near $2,100 a month, virtually unchanged. The biggest new factor is mortgage rates, which reached 7.28% on October 1, the highest weekly average since November 2023.
If you've been watching homes for sale in Daytona Beach, Port Orange, Ormond Beach or anywhere else in Volusia County, you've probably noticed the headlines don't always agree. One site says prices are falling. Another says they're rising. Both can be true at the same time. Here's what the latest data from realtor.com, Redfin, Zillow, the Palm Beach Post's market reports and local Realtor sales figures actually shows, and what it means whether you're buying, selling, renting or investing.
Is Volusia County a buyer's market or a seller's market right now?
It's closer to balanced, with buyers holding noticeably more leverage than they did a few years ago.
Realtor.com classified Volusia County as a balanced market in September 2026, meaning supply and demand are roughly even. Its Hotness Index still labels the county "cool" because of how long homes take to sell. On average, homes sold 2.51% below asking price in September, a sale-to-list ratio of about 97%.
Zillow's data points the same direction. In July, 71.4% of Volusia County sales closed under list price, while only 12.2% sold over. The Palm Beach Post's market-hotness report gave the county a hotness score of 18.2 in June 2026, and its long-term chart shows that score sitting well below the peaks of roughly 60 the county reached in 2018 and again in 2022.
What are home prices doing in Volusia County?
Asking prices are slipping, but sale prices are holding steady or edging up. That usually means sellers are pricing more realistically, not that values are dropping.

Why don't these numbers match? Each source measures something slightly different. A list price is what sellers are asking today. A sale price is what buyers actually paid. Some figures cover every property type in Volusia County alone, while the local Realtor figures cover single-family homes across the two-county Volusia-Flagler area. Time periods differ, too. The trend is what matters, and every source tells the same story: a flat, steady market.
Sales activity is holding up as well. Realtors sold 1,003 single-family homes in the Volusia-Flagler area in August, up 3.5% from August 2025. Condo and townhouse sales slipped 6.1% to 231, even as their median price rose.
How long does it take to sell a house in Volusia County?
Roughly two to two-and-a-half months, which is slower than the pandemic years but a little faster than last fall.
Realtor.com reported a median of 79 days on market in September, down 11.77% from a year earlier. Redfin put the average at 69 days, compared with 71 a year ago. The Palm Beach Post report showed 73.5 days in June, six fewer than the prior year. Zillow measures something different, the time from listing to an accepted contract, and reported a median of 45 days to pending as of August 31.
In plain terms: homes that are priced and presented well are going under contract in about six weeks. Homes that miss the mark on price tend to sit, and that's where most of those below-asking sales come from.
How many homes are for sale in Volusia County?
Realtor.com counted about 7,700 active listings, down 2.13% from a year ago. Zillow reported 5,076 homes in for-sale inventory and 1,016 new listings in August. The gap between those two counts comes from different methods of tallying listings, but both show inventory holding steady rather than piling up. Statewide, Florida Realtors reported single-family inventory down 13% from a year earlier in August.
How does Volusia County compare to the rest of Florida?
Florida's statewide single-family median sale price was $415,000 in August, up about 1.2%, while statewide closed sales dipped about 1.5%, according to Florida Realtors. The Volusia-Flagler single-family median of $360,000 sits about $55,000 below the state median, and local single-family sales grew 3.5% while the state's slipped. For anyone moving to Daytona Beach or the surrounding area from elsewhere in Florida, that price gap is a real part of the appeal.
What does it cost to rent in Volusia County?
Rents are flat. Realtor.com puts the median rent at about $2,100 a month, down 0.24% from a year ago.
What you'll pay depends heavily on size and property type. Rentometer's June 2026 averages for Volusia County were:

Apartments alone run lower. RentCafe reported an average apartment rent of $1,585 in the county as of mid-May. Single-family rentals pull the overall median higher.
Looking ahead, the apartment pipeline is mixed. Builders in the Volusia-Flagler area pulled permits for just 24 apartment units in August, compared with 264 a year earlier. At the same time, plans have been filed for the first phase of Hallmark Heritage Apartments, a 305-unit project on the west side of Williamson Boulevard north of LPGA Boulevard in Daytona Beach. Steady rents plus new supply generally give renters more choices.
Is it cheaper to rent or buy in Volusia County right now?
On a month-to-month basis, renting usually costs less up front. Buying builds equity and locks in your principal and interest payment.
Here's the math on a $360,000 home (the August Volusia-Flagler single-family median) with 20% down and a 30-year fixed loan:
At Freddie Mac's October 1 average of 7.28%, principal and interest is about $1,971 a month. At last year's 6.34%, the same loan would have cost about $1,790, roughly $180 a month less. With 10% down, principal and interest at today's rate rises to about $2,217.
Property taxes, homeowners insurance, flood insurance where required, and any HOA dues come on top of those figures.
Compared with a $2,100 median rent, a buyer with 20% down is in a similar range before taxes and insurance, and above it once those are added. Freddie Mac's averages assume excellent credit and 20% down, so your actual rate may be higher or lower. The 30-year average has now climbed from 7.03% to 7.28% in a single week, and Freddie Mac's chief economist Sam Khater said the market "continues to be supported by favorable economic conditions."
What this means for you
If you're buying a home in Volusia County
You have room to negotiate. With most sales closing under list price, it's reasonable to ask about price, repairs or seller-paid closing costs, especially on homes that have been listed for a while. Get fully pre-approved and talk with your lender about how rate changes affect your budget, since rates have been moving week to week.
If you're selling
Pricing is everything. Listing prices are drifting down while sale prices hold, which tells you buyers are paying fair value and passing on homes that aren't priced to match. Price right from day one, and make sure the home shows well online and in person.
If you're renting
Flat rents and new apartment supply put you in a decent spot at lease renewal. If you're thinking about buying, the price gap with the rest of Florida makes Volusia County one of the more approachable coastal markets in the state.
If you're investing
Flat rents and 7%-plus financing squeeze cash flow, so run your numbers conservatively. The softer pricing environment can open doors for cash buyers or investors with lower financing costs.
What to watch over the next few months
Mortgage rates. Freddie Mac publishes its weekly average every Thursday. Local columnist Cecil Brumley, who tracks the Volusia County economy for Hometown News, noted that a 30-year rate above 7% "can wipe out a lot of the bottom of the market," meaning first-time buyers feel it most.
September sales numbers. The next local Realtor report will show whether August's sales growth held up as rates climbed.
Property taxes. The Volusia County Council approved its 2026-27 budget on September 22, setting the county's General Fund property tax rate at the full rollback rate. The rollback rate is the rate that would bring in about the same property tax revenue as last year, not counting new construction. Your individual bill also depends on your assessed value and the rates set by your city, the school board and other taxing districts, so check your Truth in Millage (TRIM) notice for your exact figures.
